New build dwellings St. Marys Avenue, Port St. Mary for Port St. Mary Commissioners

The works consisted of the building of 4 No. new Flats and 4 No. new Houses complete with drainage, mains services, external works and off-street parking on a brown field site with restricted access. Due to the restricted nature of the site and access to it, the majority of the external works to the rear of the dwellings were completed ahead of normal sequence as once the new dwellings came ‘out of the ground’, there was no machine access to the rear gardens. The dwellings were constructed in traditional insulated cavity walls with part facing brick and part rendered external finishes, uPVC double glazed windows, trussed roofs with concrete tile coverings. The houses have traditional timber joisted first floors with timber staircases, the flats have reinforced concrete slab first floors and concrete staircases.
